Yesterday you asked me to make a list of all of the problems we have experienced since buying locals J-2 & J3 in Plaza Las Glorias. After writing without exaggeration at least 80 letters to the Administration de Condominios and the Gerente General of the hotel over the first three years with very little results, and most of the times without any, it is very hard to take you serious when you say that now something may be done about the problems we have experienced. Over the years we have lost thousands of dollars in merchandise, computer systems, irreplaceable accounting files, telephones, carpeting, fixtures etc.
Some of the times the flooding we experienced was due to the incompetence of the maintenance department of the hotel; for example – the time the maintenance department was trying to fix a sewage leak from another local close to us and brought in a pump to remove the sewage that was clogging the rehistro and positioned that discharge hose in front of our main entrance door, pumping the sewage into our store. Or the time there was a leak in a pipe in the vacant local that you call the disco behind our store: after spraying water on the wall that is shared with our local for at least 12 hours, flooding our store, we were told that the problem had been fixed.
We returned in the morning to a flooded store once again. After investigating where the water was now coming from, we were shocked to see that the repair that was made, was to tie a T-shirt bag around the pipe. Or the time it rained water for four days out of the ceiling with no help from the so-called maintenance department. I am enclosing a sample of the letters sent to the people that we were told were in charge of maintenance for Plaza Las Glorias, often times with little or no results. To make a long story short because of all the problems we have had and all the times we have had to hire outside help to fix the problems we now find ourselves in the position we are in now with our maintenance fees. Who is going to pay maintenance fees when there is no maintenance?
I would like to invite you to come to my office anytime to discuss in more detail my experiences with Plaza Las Glorias, as this letter only touches on a small fraction of the problems we have had. I await your questions or comments.

DEC-8 REPORTED WATER LEAKS TO RAMON CORTEZ & MAINTENANCE DEPARTMENT
NO ONE SHOWED UP TO SEE WHAT THE PROBLEM WAS

DEC-11 AFTER REPEATED CALLS, SOMEONE FROM THE MAINT. DEPARTMENT FINNALLY SHOWS UP AT 9:00 AM, SAYS HE WILL BE RIGHT BACK. MEANWHILE WATER IS STILL RUNNING DOWN THE WALLS.
DEC-11 AFTER MORE CALLS TO RAMON AND THE MAINT. DEPT, AND A VISIT TO THE HOTEL DIRECTORS OFFICE, RAMON AND THE ENGINEER SHOW UP AT 5:50 PM. MEANWHILE AFTER NO RESPONSE FROM THE HOTEL AFTER 4 DAYS OF MOPPING I CONTACTED AN INDEPENDENT CONTRACTOR TO FIX THE LEAK.
